Wood vs. composite: the honest breakdown
Pressure-treated wood ($8,000–$15,000) costs less upfront but needs staining every 2–3 years — factor in $600–$2,500 each time, or it greys and cracks. Composite ($15,000–$28,000) costs more day one and asks almost nothing after: no staining, no splinters, no rot. Over 15 years, composite usually wins on total cost — but if the budget is tight now, a well-built wood deck is a perfectly good deck.
What moves the price on a deck project
A 12×12 platform and a multi-level outdoor living space are both "decks." Here's what separates them on the invoice:
- Size. Square footage is the biggest cost driver, full stop. Every extra foot is more footings, more framing, more decking.
- Material. Pressure-treated, cedar, composite, PVC — each step up the ladder adds thousands. The ranges above assume mid-grade materials typical for the area.
- Railings. Basic wood railings are the budget option. Aluminum or glass railings look sharp and cost accordingly — railing choice alone can swing a project by several thousand.
- Footings and soil. Barrie's frost depth means footings go below the frost line, and some lots need helical piles instead of poured footings. A proper builder checks soil conditions instead of guessing.
- Stairs and levels. Every level change and staircase adds framing complexity and labour. A single-level deck is the most cost-effective shape there is.
- Permits. Decks above a certain height need City of Barrie permits and inspections. Legitimate builders pull them — it's also what keeps your home insurance valid.
Why Barrie decks heave (and how to build one that doesn't)
Every April, Barrie and Orillia get the same crop of tilted decks — and the cause is almost always footings that stopped above the four-foot frost line. Frozen soil grips the sides of a shallow footing and lifts it; spring thaw settles the ground back, but the footing rarely returns to exactly where it started. Year after year, the movement compounds: sloping boards, leaning posts, stairs that don't meet the deck, and ledger boards pulling away from the house.
The fix is boring and it works: footings below four feet — poured concrete piers in sonotubes, or helical piles, which go in fast and perform especially well in wet clay. Surface deck blocks and two-foot "it felt hard" holes don't qualify, whatever the packaging promised. (Drawn from Mark's own published piece on deck footings in Simcoe County.)
Why Concepts Construction publishes deck costs
Deck quotes are notoriously all over the map — one builder says $9,000, another says $25,000, and neither itemizes what's actually included. Homeowners end up comparing prices for two completely different projects.
Concepts Construction was founded in Barrie in 2023 on a straightforward promise: "Free Estimates. Honest Solutions." That means published ranges by deck type, with the factors behind the price spelled out — so when the estimate lands, you've already got a frame of reference. No sticker shock, no games.
Frequently asked questions
When should I book a deck build in Barrie?
As early as possible. Good builders book up fast in spring — calling in winter or early spring gets you on the schedule for the season. A standard deck takes 3–5 days to build; multi-level projects run 1–2 weeks.
Do I need a permit for a deck in Barrie?
Most decks above ground level require one — the city wants to see footings, framing, and railings meet code. Concepts Construction pulls permits wherever Barrie requires them. Unpermitted decks can cause real problems at resale or with insurance.
Is composite really worth double the price of wood?
Run the 15-year math: a wood deck at $8,000–$15,000 plus staining every 2–3 years ($600–$2,500 each) closes the gap fast. Composite costs more upfront and almost nothing after. If you plan to stay in the home, composite usually wins. If budget is tight now, wood done right is still a great deck.
Can you resurface my existing deck instead of rebuilding?
If the frame and footings are sound, yes — resurfacing runs $5,000–$10,000 and takes 2–4 days. A free estimate includes a structural check of the existing frame so you're not putting new boards on a failing structure.
Is Concepts Construction insured?
Yes. Concepts Construction carries WSIB coverage and liability insurance, and pulls permits wherever the City of Barrie requires them.
